PHASE I : Environmental Site Assessments (ESAs)

The purpose of an ESA is to review past and present land use practices, site operations and conditions, and nearby offsite land uses for indications of the manufacture, generation, use, storage and/or disposal of hazardous substances at the site to evaluate the potential presence of soil and/or groundwater contamination. The scope of services for an ESA generally includes the following tasks:

  • Site walk-through and windshield survey of subject property vicinity
  • Interviews of knowledgeable personnel
  • Review of records reasonably available at local and regional public agencies through agency visits, telephone contacts, and environmental database search
  • Investigation of site history through interviews and review of readily available historic documentation such as: historic topographic maps, historic city directories, agency files, and site documents; and,
  • Review of readily available relevant documentation available through standard resources regarding
  • environmental, physiographic, hydrologic, geologic, and hydrogeologic conditions.

Commonly requested additions to the Phase I ESA include:

  • Asbestos survey with or without sample collection and laboratory testing
  • Testing for lead in paint and drinking water
  • Testing for radon
  • Building structural and/or seismic assessments
  • Regulatory compliance audits
  • Archaeological and endangered species record searches
